Built to Solve Complex Construction Challenges
Building Zone Industries, better known as BZI, has built its reputation by taking on some of the most complex steel fabrication and erection challenges in the United States. Serving major clients across data centers, aerospace, manufacturing and other large industrial markets, the company has grown dramatically over the past decade.
Since 2017, BZI has erected approximately 164 million square feet and expanded to roughly 1,200 employees across its different entities. But scale alone is not what sets BZI apart. The company has made innovation a core part of how it approaches construction, investing heavily in R&D, specialized equipment and processes designed to make work safer, faster and more predictable.
As Project Planning Director Israel Jessop explains, BZI is focused on being more than a contractor. It wants to bring solutions to the project.

“My goal is to move project planning away from disconnected PDF documents... I want to have it more of a live, four-dimensional planning.”
- Israel Jessop - Project Planning Director at BZI

Planning for a Faster Construction Industry
That mindset is increasingly important as construction schedules continue to compress.
“What we did last year in two months, now they want us to do this year in one month,” says Jessop.
For BZI, faster schedules and changing designs create an even greater need for detailed upfront planning. Jessop’s goal is to move project teams away from disconnected PDFs and isolated information toward live, visual 4D planning where BIM, scheduling, sequencing and site logistics can come together.
The objective is simple: solve problems before crews arrive in the field.
BZI is now using cmBuilder to help make that vision a reality, creating visual plans that communicate how work will actually be executed on site.

"cmBuilder has been used extensively on our projects, where the planning either helped us win the job or actually made it feasible".
- Jakob Harker - Director of Preconstruction at BZI and President at InnovaTech

Making Site Logistics Visual
For Jessop, some of the greatest value comes from making complicated logistics immediately understandable.
Crane positions, travel paths, material deliveries, laydown areas, sequencing and workface progression can all be planned within the context of the actual project. Instead of relying on sketches and lengthy explanations, teams can visually communicate what needs to happen, where it needs to happen and when.
“Being able to show that in a visual manner and a timeline... that’s been so very helpful,” says Jessop.
That becomes especially valuable when coordinating with other trades. BZI can clearly communicate when an area must be available for steel delivery, when concrete needs to be completed, where cranes will operate and how sequencing changes affect downstream activities.
“If it’s done right and accurate, I’d say the field side benefits the most. They have a plan.”
- Israel Jessop - Project Planning Director at BZI

Bringing cmBuilder Into BZI’s Project Delivery Process
cmBuilder is becoming increasingly integrated into BZI’s formal planning workflows.
BZI develops site-specific erection plans containing crane data, forklift charts, sequencing plans, bracing requirements and other critical information. Jessop’s team is taking that process further by incorporating the same planning into cmBuilder and providing clients with a visual, interactive representation alongside the required documentation.
The impact is already showing.
On a major Phoenix project involving roughly 150 milestones, BZI is using cmBuilder to coordinate the complex relationship between steel erection, concrete and secondary work. The visual sequence gives project teams another way to understand dependencies and coordinate conversations across trades.
Preparation as the Edge
BZI’s adoption of 4D planning fits naturally with a company already investing heavily in specialized equipment, modularized processes and technology through InnovaTech.
The common thread is preparation. BZI is looking for ways to move more thinking, coordination and problem solving upstream so its field teams can execute with greater confidence.
For Jessop, the best indication that technology is working is when project teams and customers start asking for more.
“I love to hear the stories of everybody like, ‘Hey, I showed the GC this and they’re like, that’s really cool. We need to have this regular updates.’”
In an industry where schedules are getting tighter and projects more complex, BZI is demonstrating how combining construction expertise with visual 4D planning can create a meaningful advantage, both in winning work and delivering it.
